Seixal at the center of property appreciation: what the new Bank of Portugal data tells us

The market has changed drastically in recent years. According to a recent study published by Banco de Portugal, housing costs more than doubled in 157 Portuguese municipalities between 2017 and 2025.

For those who follow the market, these figures are not merely statistics — they are confirmation of a trend I observe daily in the field: the Lisbon Metropolitan Area is transforming, and municipalities such as Seixal are at the forefront of this appreciation.

— What the data reveal The median value per square metre in municipalities such as Seixal, Sintra, Barreiro, Moita and Setúbal showed variations exceeding 200% during the period analysed.

Property appreciation was most pronounced in areas which, being relatively more accessible than central Lisbon, ultimately attracted family demand.

Consumers continue to anticipate further increases in housing prices over the next 12 months, with projections exceeding the European average.

Whilst recourse to credit has grown since early 2024 (supported by falling interest rates), a substantial proportion of transactions continues to be secured through personal capital.
